Commercial Property Survey


Despite all the doom and gloom a recent survey undertaken by The CBI/GVA Grimley Corporate Real Estate Survey, previously the Property Trends survey,revealed that occupiers are still looking to increase the size of their property space.

This research goes some way to quash the speculation suggesting that there is a crisis in the commercial property market. 43% of occupiers will be seeking additional space over the next 6 months.

However another 22%, predominately manufacturing base, said they would be looking to reduce their holding to cope with the expected squeeze.

This is also a time historically when the financial & insurance sectors will look to dispose of the excess space they carry as any prospect of expansion is unlikely.

The forthcoming legislation surrounding Empty Rates will also likely to affect the market in a negative way.

An interesting fact that has come form the survey is the increasing trend on occupiers to look at energy efficiency on a property before they choose their space. This illustrates how the market is regulating itself to meet current demands.
