Estate Agents Ignoring HIP's ?

The Law Society has found that since Hips were made mandatory a year ago many Estate agents in England and Wales are failing to sell properties with the home information pack included.

Independent reports have found that up to one in 10 properties are being sold without the pack included.It believes sellers are reluctant to pay for the pack when the housing market is slowing.The packs, which can cost up to £400 and contain information such as deeds and searches, were launched a year ago.Hips also contain other information useful to any potential buyer such as any recent planning permission or building consent given on the property, and an energy performance certificate.

Paul Marsh, president of the Law Society, said:"The evidence we're receiving from right across the country, be it Cornwall, London or the North East of England, is that solicitors are not receiving a Hip when the deal is struck...You would have expected that the Hip would be available immediately the agreement [to accept an offer] is reached...We're not getting a Hip until three to four weeks later, sometimes not until exchange of contracts."

this a funny thing in the UK. Home information pack is available after agreed the offer!! thats a con, - I would like to see the performance of the building before I agree, I might not belive that is efficeint - everyone can say watever they want to say. the hip should be ready like a certificate, waiting for potential buyer. if there is on such document it means that seller has something to hide - and for me it is a warning that it might be a con.
